How to compare hotel fees before booking
Hotel pre-booking fee comparison is the step of pricing every charge that sits outside the room rate — taxes, resort fees, extra-person charges, wifi, breakfast and cancellation terms — before you confirm a reservation, because some of those charges are still payable on a points stay. [7] [2]
Facts checked: 18 October 2026
Key takeaways
- A room rate is not the total: Wyndham Rewards adds up nightly rates that exclude taxes, surcharges and other charges and fees at most of its hotel chains, but include them at Dolce Hotels and Resorts, Wyndham Grand, Wyndham Hotels and Resorts and Wyndham Garden. [6]
- Charges can survive a points stay: Wyndham says taxes and resort fees may apply even on free nights and points cannot be used to pay them [7], while Marriott Bonvoy's terms for Atlantis, Paradise Island say an award stay covers the standard room rate and room tax only. [2]
- Wifi and breakfast are tied to the programme or the property, not to the rate: Wyndham Rewards lists free wifi as a member perk [7], and the breakfast option in Marriott's Elite Welcome Gift is unavailable at Atlantis, Paradise Island. [2]
- A cheap rate can cost more later: Wyndham's site says many rates can be cancelled the day before check-in, but certain rates, such as "Pay Now & Save, Non-Cancelable", are prepaid and/or non-cancelable. [8]
What should I check before booking a hotel rate?
Ask the same questions of every rate you compare and write the answers beside each one. The items below are the ones that the published Wyndham Rewards and Marriott Bonvoy terms treat as separate from the room rate, or attach to programme membership. [6] [2]
- Is the quoted figure the room rate alone? Wyndham Rewards tests a stay by adding up nightly rates, and at most of its hotel chains it does so excluding taxes, surcharges and any other charges or fees. [6]
- Which taxes and surcharges are added later? At Dolce Hotels and Resorts, Wyndham Grand, Wyndham Hotels and Resorts and Wyndham Garden, the same definition puts taxes, surcharges and other charges and fees inside the rate instead. [6]
- Is a resort fee charged on top? Wyndham warns that taxes and resort fees may apply even on free nights and that points cannot be used to pay them. [7]
- What does a points stay actually cover? At Atlantis, Paradise Island, a non-branded property with limited participation in Marriott Bonvoy, an award redemption stay includes the standard room rate and room tax only, with extra-person charges, resort fees, service charges and other property charges left to the member. [2]
- Will extra guests or incidentals be billed? Wyndham's terms describe free nights on which resort fees, food and beverage, supplemental room occupancy fees for additional guests and other incidental fees can still be charged. [6]
- Is wifi included? Wyndham Rewards lists free wifi during the stay among its member perks. [7]
- Is breakfast included? The breakfast option attached to Marriott's Elite Welcome Gift is not available at Atlantis, Paradise Island. [2]
- What happens if plans change? Wyndham's site says many rates need no payment before check-in and can be cancelled the day prior to check-in, while certain rates, such as "Pay Now & Save, Non-Cancelable", are prepaid and/or non-cancelable; it directs guests to the individual hotel for its payment and cancellation policies. [8]
- Are you booking through a channel that counts? Wyndham Rewards treats a stay as qualifying only when it is booked through Wyndham's own sites, its app, the member services telephone number, the brand's official site or on site at the hotel; bookings made on sites such as booking.com, Expedia, Orbitz or Travelocity do not qualify. [6]
Which hotel charges sit outside the room rate?
The published terms name the charges that are handled separately from the room rate, and where they fall. [6] [7]
| Charge | What the terms say |
|---|---|
| Taxes and surcharges | Excluded from the nightly rates that Wyndham Rewards adds up at most of its hotel chains; included at Dolce Hotels and Resorts, Wyndham Grand, Wyndham Hotels and Resorts and Wyndham Garden. [6] |
| Resort fees | May apply even on a free night booked with Wyndham Rewards points, and points cannot be used to pay them. [7] |
| Resort fees, service charges, extra-person charges | Not part of an award redemption stay at Atlantis, Paradise Island; the member pays them. [2] |
| Food and beverage, extra-guest occupancy, incidentals | Wyndham's terms describe free nights on which these can still be charged. [6] |
| Taxes, service charges and gratuities in a package | Marriott Bonvoy's all-inclusive terms describe rates in which these form part of the room package, with premium food and drink bought on top handled separately. [2] |
How do cancellation and prepayment terms change the price?
Wyndham's booking site says that although many rates do not require payment before check-in and can be cancelled the day prior to check-in, certain rates — it names the "Pay Now & Save, Non-Cancelable" rate — are prepaid and/or non-cancelable, and it tells guests to check with the individual hotel for its payment and cancellation policies. [8]
A cancellation can also cost points rather than cash. Marriott Bonvoy's terms say an award redeemed before point forfeiture stays valid unless it is cancelled after the points expiration date, and that if it is cancelled after that date without qualifying activity to extend it, the points used for the award expire. [2]
Price matching carries its own deadline: Wyndham's site says a Best Rate Guarantee match is only offered for claims made within 24 hours after a direct booking. [8]
Does booking direct change what you pay?
For Wyndham Rewards, the booking channel decides whether a stay counts. A qualified stay must be booked through www.wyndhamhotels.com/wyndham-rewards, www.wyndhamhotels.com, the Wyndham Hotels & Resorts app, the member services telephone number, the official brand website or on site at the hotel. [6]
The programme page also ties two extras to membership and direct booking: Wyndham Rewards members are told they get the lowest price when they book on Wyndham's site or app, plus free wifi during the stay. [7]
Exceptions and limits
- Programme rules are not a price list. The Wyndham Rewards terms quoted here are effective 30 September 2026 and the Marriott Bonvoy terms were updated in October 2026; payment and cancellation policies sit with the individual hotel. [6] [2] [8]
- One property, one set of rules. Atlantis, Paradise Island is a non-branded property with limited participation, and its award terms — standard room rate and room tax only, with resort fees, service charges and extra-person charges paid by the member — are stated for that property. [2]
- Tax treatment varies by brand inside one programme. Wyndham Rewards includes taxes, surcharges and other charges and fees in its rate calculation at Dolce Hotels and Resorts, Wyndham Grand, Wyndham Hotels and Resorts and Wyndham Garden, and excludes them elsewhere. [6]
- Free nights are not fee-free. Wyndham says taxes and resort fees may apply even for free nights and points cannot be used to pay them, and its terms list resort fees, food and beverage, extra-guest occupancy fees and other incidentals as charges that can still arise. [7] [6]
- Perks follow the programme and the property. Free wifi is described as a Wyndham Rewards member benefit, and the Elite Welcome Gift breakfast option is unavailable at Atlantis, Paradise Island. [7] [2]
Frequently asked questions
Are resort fees included when I book a free night?
Not automatically. Wyndham states that taxes and resort fees may apply even for free nights and that points cannot be used to pay them [7], and at Atlantis, Paradise Island an award stay covers the standard room rate and room tax only. [2]
Is wifi free at every hotel?
Wyndham Rewards lists free wifi during the stay among its member perks, alongside the lowest price when booking on Wyndham's site or app. [7]
Do I still earn points if I book through a third-party site?
For Wyndham Rewards, no: bookings made on third-party websites, including booking.com, Expedia, Orbitz and Travelocity, are not qualified stays. [6]
Are taxes included in the nightly rate?
Inside Wyndham Rewards it depends on the brand: taxes, surcharges and other charges and fees are excluded from the nightly rates used to test a stay at most hotel chains, but included at Dolce Hotels and Resorts, Wyndham Grand, Wyndham Hotels and Resorts and Wyndham Garden. [6]
Can cancelling cost more than the room rate?
Some rates are prepaid or non-cancelable, such as Wyndham's "Pay Now & Save, Non-Cancelable" rate [8], and at Marriott Bonvoy an award cancelled after the points expiration date can lose the points used for it. [2]
