COURSE
Start here: Bilt Rewards — join, earn on rent, use points and understand tiers
Bilt Rewards is a rewards programme offered by Bilt Technologies, Inc. in which members earn Points on Rent and Mortgage Payments made through the Bilt app or website and on other qualifying activity, and use them for reward options that include transfers to participating frequent travel programs [1]. This course takes six short steps — what the programme is, joining, earning, using Points, Tier Status and a first concrete action — and points to the Flyerfolio guide that covers each step in depth [1].
Facts checked: 18 October 2026
Key takeaways
- The terms are a legal agreement between you and Bilt Technologies, Inc., and your Rental Provider or Mortgage Company is not a party to it [1].
- You join by creating a Membership Account, one per individual, and enrolling before an offer is a condition of earning Bonus Points [1].
- Rent and Mortgage Payments made through Bilt without a Bilt Card earn at fixed rates that depend on the payment method, and payment fees earn nothing [1].
- Tier Status is earned through Qualifying Points in a calendar year or through a Fast Track based on cumulative spend, and you receive the higher of the two [1].
- Points do not expire while the Account is open and active, but a closed or inactive Account loses all Points immediately [1].
What you will be able to do after this course
- Check whether you are eligible for Bilt Rewards and explain why only one Account per person is allowed.
- Describe how the payment method you choose for a Rent or Mortgage Payment changes the Points you earn.
- Name the four Tier Status levels and both routes used to earn them.
- Plan a first redemption knowing that minimums, maximums and conditions are shown before Points are used.
Step 1: What Bilt Rewards is and who it suits
You will learn: who operates the programme, who is not responsible for it, and how much of it can change after you join.
The Bilt Rewards Terms & Conditions form a legal agreement between you, the end user, and Bilt Technologies, Inc., and they apply each time you use or access the Bilt website, the mobile application and any Bilt services [1]. The programme is offered by Bilt and not by the owner, manager or any third party affiliated with the property you pay Rent to (your Rental Provider) or by the mortgage lender, servicer or affiliate for your loan (your Mortgage Company); neither is a party to the agreement, and neither has liability under the programme [1].
Bilt may change the programme and these terms at any time at its sole discretion — for example by adding, deleting or changing terms, changing how you earn Points, changing how you may use Points, changing what you can get with Points, and expiring Points [1]. Forty-five days' prior notice is given for five listed changes: adding or increasing fees applicable to the programme, changing the rate at which you earn Points, limiting the number of Points you can earn, changing Bank Partners, and cancelling the programme [1]. No notice is given when Bilt changes what you can get with your Points; the current options appear in the Bilt app or website, and future availability of a specific item is not guaranteed [1]. Continued participation after a change signifies your acceptance of it [1].
The terms set eligibility by residence and age: the programme is offered to legal residents of the fifty United States, the District of Columbia and the United States territories who are at least 18 years old and have reached the age of majority in their jurisdiction of legal residence [1].

Step 2: How you join: one Account per person
You will learn: who may hold an Account, how you enrol, and where a Bilt Card sits in relation to the programme.
Only individuals are eligible to participate, each individual may maintain only one Account, and corporations, groups and associated entities cannot enrol as members [1]. You must be legally competent to enter into contracts [1]. To be eligible to earn Bonus Points, you must enrol in the programme by creating a Membership Account before you take advantage of an offer [1].
A co-branded credit card sits alongside the programme rather than inside it: members who hold a Bilt Card earn Points according to the Bilt Rewards Card Offer Terms, and where the applicable Bilt Card Cardholder Agreement conflicts with the programme terms on earning Points, the Cardholder Agreement controls [1].
Go deeper: Bilt Rewards without a credit card, Bilt Rewards Card programme page.
Step 3: How earning works: rent, mortgage and the Bilt Card
You will learn: the Point rates for Rent and Mortgage Payments made through Bilt without a Bilt Card, and why the payment method decides them.
For Rent payments made through the Bilt app or website that are not made using a Bilt Card, members earn up to 250 Points per monthly Rent payment when paying by ACH, debit card, peer-to-peer providers such as Venmo (except where the funding instrument is a credit card), flexible payment solutions such as Livble and Flex, or any credit card that is not a Mastercard, Visa, American Express or Discover credit card [1]. Rent paid with a Visa, Mastercard, American Express or Discover credit card — including Venmo where the funding instrument is a credit card — earns 1 Point per $2 spent [1]. Points cannot be earned on Rent payment fees, including fees assessed by peer-to-peer providers or flexible payment solutions [1].
For Mortgage Payments made through the Bilt app or website without a Bilt Card, ACH earns a flat 100 Points per contractual Mortgage Payment, a debit card a flat 250, and any Mastercard credit card that is not a Bilt Card 1 Point per $2 spent [1]. A contractual Mortgage Payment is the monthly amount contractually due under the loan as determined by the servicer; a payment bundling that amount with additional principal, escrow or other amounts in one transaction still qualifies, but a payment consisting solely of additional principal, escrow or other amounts does not, regardless of how many payments are made in a month [1]. Mortgage Payments may be submitted only up to thirty days in advance of the contractual due date; earlier payments do not earn [1].
Bonus Points are earned through offers run by the programme or with third-party partners, with the number of Points and any other terms given at the time of the offer [1]. Members may not earn Points by using third-party wallets, cards or other products to switch the payment method to or from their Account after a purchase is complete [1]. Points are considered earned when posted, after any returns or refunds; where returns exceed the Points earned, the difference is deducted and the balance may become negative [1].

Step 4: How to use points
You will learn: the reward options the terms list, and what to check before Points leave your Account.
Reward options may include transfers of Points to participating frequent travel programs, Rent, fitness and lifestyle partners, Bilt Home Collection goods, and a down-payment on the initiation of a mortgage, plus products or services made available through the programme or directly from Bilt-approved third-party merchants; Bilt may add further ways to use Points [1].
Redemption values vary between options, and minimum and maximum amounts may apply — Bilt lets you know any minimum or maximum, and any additional terms, before you use Points [1]. Once Points have been used, the transaction is final and may not be cancelled unless otherwise noted at the time [1]. Some options, including gift cards and transfers to certain partners, may be subject to additional verification requirements or limitations based on account standing, identity verification or other security measures, and higher-value redemptions may require extra verification steps [1]. You are responsible for how Points are used, including where you allow Authorized users to access them [1].

Step 5: Tier status and keeping your points
You will learn: the two routes to Tier Status, the thresholds for each level, and the circumstances that cost you every Point.
Tier Status can be earned through Qualifying Points and/or through a Fast Track based on cumulative spend [1]. Qualifying Points are the Points earned in the current calendar year from Rent spend, Mortgage Payment spend and non-Rent/non-Mortgage Payment spend through your Account, explicitly excluding Points from non-spend activities such as referrals, courtesy Points, Rent Free prize Points, incremental campaign Bonus Points and Points awarded for marketing activities such as member surveys [1]. On Qualifying Points, Blue is under 50,000, Silver is 50,000 to 124,999, Gold is 125,000 to 199,999 and Platinum is 200,000 or more [1].
The Fast Track counts cumulative dollars spent on the Bilt Card (not including Rent or Mortgage Payments), in the Bilt Travel Portal, at Bilt Dining restaurants using any eligible card linked to the Bilt account, and at the other merchants the terms list or Bilt clearly identifies, excluding dollars spent on Rent or Mortgage Payments [1]. On that measure, Blue is under $10,000, Silver $10,000 to $24,999, Gold $25,000 to $49,999 and Platinum $50,000 or more [1]. Balance transfers, cash advances, prepaid cards, gift cards, person-to-person payments, tax payments (except property taxes included as Bilt Housing Payments), cryptocurrency purchases, fees and interest posted to a Bilt Card Account, lottery tickets and similar betting transactions, among others listed in the terms, count towards neither route [1].
You achieve the higher of the two statuses, and status remains valid for the remainder of the earning calendar year, all of the following calendar year and through January 15 of the year after that — status earned at any point in 2025 is kept through January 15, 2027 [1]. Bilt can change these requirements at any time [1]. Transaction Fees may apply when making payments via the Bilt payment center, may vary by payment method and other factors, and credit card payments may incur one; a Fee Waiver may be granted based on Tier Status, as part of promotional offers or as otherwise described on the Bilt platform [1].
Points do not expire as long as your Account is open and active, but you immediately lose all Points if the Account becomes inactive or is closed because you fail to comply with the agreement or another Bilt agreement, file for bankruptcy, Bilt believes you engaged in fraudulent activity, or Bilt believes you misused the programme — for example through unauthorised buying or selling of Points, moving or transferring Points to an ineligible third party or account, or repeatedly opening or maintaining Accounts to generate Points or rewards [1]. Cancelling your Account for any reason means losing all Points immediately, however and whenever they were acquired [1]. If Bilt cancels the programme, members have at least thirty days from the cancellation date to use Points, provided they have not already been lost for those reasons [1]. Where a correction leaves a negative balance, later Points reduce that balance first and Points cannot be used until the balance is positive [1].

Step 6: Your first concrete action
You will learn: the single sequence to follow before your next payment through Bilt.
- Confirm you meet the eligibility conditions — a legal resident of the fifty states, the District of Columbia or a US territory, at least 18 and of the age of majority, with one Account per individual — and read the Bilt Rewards Terms & Conditions before you join [1].
- Before your next Rent or Mortgage Payment through Bilt, decide which payment method you will use, because the Point rates differ by method and payment fees earn nothing [1].
- For a mortgage, pay the contractual amount and submit it no more than thirty days before the contractual due date [1].
- Before you redeem, read the minimums, maximums and additional terms shown at that point, because a redemption that has been used is final unless otherwise noted [1].
- Keep your Account open and active and do not move Points to an ineligible account, because cancellation loses all Points immediately [1].
Next: read Bilt Rewards transfer partners and ratios when you are ready to consider moving Points to a travel programme, and keep the transfer points checklist beside it.
